FAQ's
Can you manage a new build from start to finish?
Yes. Our new build service covers the complete project: site assessment and clearance, groundworks and foundations, structural frame, blockwork, roofing, first and second fix, plastering, decoration, and external landscaping. Everything is managed by our in-house team. You deal with one team from the first site visit to final handover.
How long does a new build take from groundworks to handover?
Timescales vary depending on the size and complexity of the build and any planning conditions attached to the approval. We set out a detailed programme before work starts so timescales are clear from the outset.
Can you help with the planning application for a new build?
Yes. We work alongside trusted architects and planning consultants and can guide you through the planning process, including pre-application discussions with the local authority, handling any planning conditions attached to the approval, and managing requirements specific to the Wye Valley AONB.
What is a turnkey new build?
A turnkey build means we manage everything from start to finish: design, planning, construction, and fit-out. You receive a fully finished, ready-to-occupy property at handover. It’s the most hands-off route to a new home, and it means a single team is accountable for the entire project.
What types of renovation do you carry out?
We handle the full range: complete house refurbishments, kitchen and bathroom renovations, open-plan living conversions, structural alterations, loft conversions, and commercial refurbishments for retail, office, and hospitality spaces. Whether it’s a single room or a whole property, we manage every trade in-house.
Do you handle all trades in-house?
Yes. Our team covers groundworks, structural work, brickwork and blockwork, carpentry, plastering, tiling, painting and decoration. For specialist trades such as plumbing, electrics, and heating, we work with a trusted network of vetted subcontractors who work as part of our team. One point of contact throughout.
Do I need planning permission to renovate my home?
Internal alterations generally don’t require planning permission unless the property is listed. Structural changes, such as removing load-bearing walls or altering the roofline, will require Building Regulations approval. If your property is in a conservation area, certain external changes may also need consent. We assess this as part of the initial consultation at no cost.
Do I need planning permission for a house extension?
In most cases, yes, the majority of house extensions will require planning permission. Some smaller extensions may fall under permitted development, but this depends on the size and type of extension, the planning history of the property, and whether the home is listed or in a conservation area or protected landscape such as the Cotswolds or Wye Valley. We can advise you on the likely route as part of the initial consultation.
What types of extensions do you build?
We handle substantial extension projects: large rear extensions, double-storey side and rear extensions, wraparound extensions, kitchen-diners, over-structure extensions, and multi-phase schemes that transform the footprint of a property. All projects are managed in-house from architectural drawings and structural calculations through to Building Regulations sign-off and final decoration.
Will my extension need Building Regulations approval?
Yes. All structural work requires Building Regulations approval, regardless of whether planning permission is needed. We manage this process on your behalf, submitting the necessary drawings and coordinating with the local authority building control team or an approved inspector at every stage.
What areas do you cover for house extensions?
We are based in Tibberton, GL19 3AN, and cover Herefordshire and Gloucestershire, including Cheltenham, Ross-on-Wye, Gloucester, Hereford, Ledbury, Newent, Monmouth, and surrounding villages. Get in touch to confirm coverage for your specific location.
Do you handle the planning application and architectural drawings?
Yes. We can manage the full process, working with trusted architects and structural engineers as part of our team through our design service. You deal with one point of contact throughout, from the initial consultation and feasibility assessment through to handover. If you already have planning permission, architectural drawings, or structural details in place, we are also happy to work from your existing plans and deliver the build from there.
Can you renovate a listed building?
Yes. We have direct experience working on listed buildings and understand the consents required. Listed building consent is separate from planning permission and applies to any works that affect the character of the building, inside or out. We work with conservation officers and can advise on what is and isn’t permitted before any work starts.
