Building Services in Monmouth

We’re a building company based in Gorsley, about 22 minutes from Monmouth, working on renovations, new builds, extensions and landscaping across the town and the villages of the lower Wye and Monnow valleys. A renovation in Overmonnow, a new home on a plot near Rockfield, or an extension on one of the stone houses around Trellech: our own team runs the job from design and groundworks to the final finish. Monmouth is in Wales, so we work to Welsh planning and Building Regulations, which differ from England in some important ways.

House Extensions in Monmouth

Single and two-storey extensions, wraparounds and open-plan kitchen-diners, designed around the house and the plot. Monmouth’s older buildings use a lot of local red sandstone, so matching materials matters on period homes. We handle drawings, Monmouthshire County Council planning and Welsh Building Regulations, so you deal with one team throughout.

New Builds Near Monmouth

New homes in Wales have to meet Welsh Building Regulations, including automatic fire suppression (sprinklers) in every new dwelling, and drainage needs approval from the SuDS Approving Body before construction. Monmouth is also a priority area for phosphate guidance on the River Wye, which can affect drainage design. Much of the town sits low between the Wye and Monnow, so flood risk needs checking on many plots. We work all of this into the feasibility stage.

Home Renovations in Monmouth

Monmouth has a strong historic core, from the Monnow Bridge to Agincourt Square and the Shire Hall, and Monmouthshire has conservation areas covering Monmouth, Rockfield, Llandogo and Whitebrook among others. For listed buildings or anything in a conservation area, we agree the approach with Monmouthshire County Council’s heritage team before work starts, so consents are in place first. For luxury home renovations, that care over materials and detail is what makes the difference.

Driveways & Landscaping in Monmouth

Patios, driveways, retaining walls, garden rooms, fencing and drainage, built to suit sloping valley sites and the local ground. Drainage design gets extra attention in Monmouth given the rivers and the Welsh SuDS rules. We cover Monmouth and villages including Rockfield, Osbaston, Wyesham, Dixton, Trellech, Llandogo and Whitebrook, plus Whitchurch and Symonds Yat just over the border.

FAQ's

Are building rules different in Monmouth because it’s in Wales?

Yes. Building Regulations have been devolved to Wales since 2011, so some requirements differ from England. The best-known example is that every new dwelling in Wales must have an automatic fire suppression (sprinkler) system. We design and build to the Welsh rules from the start.

What is SuDS approval and will my project need it?

Wales has a SuDS Approving Body that checks sustainable drainage on new developments before construction starts, separately from planning. Whether your project needs it depends on its size. We check this early and handle the application if it applies.

Do phosphate rules affect building in Monmouth?

They can. Natural Resources Wales guidance means development in the River Wye catchment has to show it won’t increase phosphate levels, and Monmouth has been named as a priority settlement. This mainly affects new dwellings and drainage. We look at it during feasibility so it doesn’t hold the project up later.

Is flood risk an issue for Monmouth properties?

For some, yes. Monmouth sits between the Wye and Monnow floodplains, and parts of the town have flooded badly, most recently in November 2025. We check flood maps and ground levels at the first visit and design floor levels and drainage to suit.

Do you work on listed and period buildings in Monmouth?

Yes. We take on renovations of older stone and period properties and work with Monmouthshire County Council’s heritage team on listed building and conservation area consent before any work starts.

Which areas around Monmouth do you cover?

We cover Monmouth and villages including Rockfield, Osbaston, Wyesham, Dixton, Trellech, Llandogo and Whitebrook, plus Whitchurch and Symonds Yat on the Herefordshire side. We’re based in Gorsley, about 22 minutes away.

How long does planning take in Monmouthshire?

Householder applications in Wales have an eight-week target from validation, and pre-application advice from Monmouthshire County Council can help on sensitive sites. Where SuDS approval is also needed, we run both side by side so one does not hold up the other.
