Builders on the Battledown Estate, Cheltenham
Building Services in Battledown
We’re a building company based in Gorsley, around 40 minutes from Battledown, working on renovations, extensions and new homes on one of Cheltenham’s most distinctive private estates. Battledown was laid out in 1859 and has around 180 homes on generous plots served by private roads. Building here means working with the estate trustees and covenants as well as the planning system, and our own team runs every job from design to the final finish.
House Extensions in Battledown
Large-plot homes give room for kitchen-diners, garden-room extensions, wraparounds and two-storey additions. On Battledown, plans need trustee approval under the estate covenants as well as planning permission, and building lines from the verge matter. We prepare drawings for both and handle Building Regulations.
New Homes on Battledown
Replacement dwellings and new homes on the estate have to meet the covenants on plot size and position as well as planning policy. We build the trustee approval into the programme from the start, look at drainage and access across verges early, and design homes that suit the estate’s character.
Home Renovations on Battledown
Battledown has a mix of Victorian, Edwardian and later homes, many with original features worth keeping. We take on full renovations, from structural alterations and new layouts to kitchens, bathrooms and services, keeping the character of the house while making it work for modern family life.
Driveways & Landscaping on Battledown
Driveways, terraces, garden rooms, boundary walls and drainage, with particular care over drainage under driveways and access across verges, both of which the estate pays attention to. We cover the whole Battledown Estate and neighbouring Charlton Kings.

FAQ's
Do I need trustee approval to build on Battledown?
Yes. Under the estate covenants, plans must be approved by the Battledown trustees before building starts. This is separate from planning permission, so we prepare drawings for both and build the process into the programme.
What do the Battledown covenants cover?
The covenants date from 1859 and cover matters such as plot size, the position of houses relative to the verge, access across verges and the use of properties. We check how they apply to your plans at the first visit.
Is Battledown a conservation area?
No, Battledown isn’t a conservation area in its own right. It’s controlled mainly by its private covenants, alongside normal planning rules from Cheltenham Borough Council.
Can you build a replacement house on Battledown?
Yes. Replacement dwellings need to meet the covenants as well as planning policy. We handle the design, both sets of approvals and the build itself.
Do you look after drainage and driveways?
Yes. The estate pays particular attention to drainage under driveways and changes to access across verges. We design and build these properly from the outset.
What kind of projects do you take on on the estate?
Large renovations, kitchen-diner and garden-room extensions, two-storey additions and new homes, finished to a high standard.
Should I get trustee approval or planning permission first?
We usually prepare one set of drawings and talk to the trustees early, so any changes they ask for are made before the planning application goes in. That avoids paying for revised drawings twice.
